First Net-Zero Carbon Emissions Senior Housing in NYS

Bette & Cring Construction recently completed a large-scale renovation of the first Net-Zero carbon emissions senior housing in New York State.

Colonial II Apartments – located in Rome, NY – is a 74-bedroom apartment complex designated for seniors and people with disabilities.

The seven-story building is equipped with a closed loop geothermal system that features thirty-four 500’ deep geothermal wells that connect to individual ground source heat pumps in the building.

In an effort to minimize disturbance to the green space around the building, the geothermal system is installed beneath a site-mounted solar array. The solar photovoltaic array (215 kW) will cover 98 percent of the annual electricity supply for the building.

The building received exterior upgrades with more efficient and cost-effective windows and sheathing, as well as a new roof.

Apartments were completely gutted and reconfigured. Units feature new flooring, trim, paint, kitchen cabinets and appliances.

Individual energy recovery ventilators were installed to provide fresh air and exhaust stale air. Central heat pump hot water heaters with a recirculation loop were also installed.

The project was awarded $1.3 million through NYSERDA’s Buildings of Excellence Competition, which recognizes exemplary design, construction, and operation of carbon-neutral ready multifamily buildings.

In 2019, Bette & Cring provided general contracting services for the modernization of Colonial I, the sister property of Colonial II. Sustainability features were added, including energy star-rated windows, appliances and lighting, and a new HVAC and hot water system. The building’s envelope was upgraded with insulation and a new air barrier. Colonial I offers 83 affordable homes for seniors and people with disabilities.
